Though Christmas hasn’t yet been conquered, the season of giving, altruism and generosity is certainly beginning to loom large. And that’s just great, we love the festive period and all the socialising and celebrating it brings. 

Sometimes, it has to be said, it doesn’t love us in quite the same way. Indeed, Christmas can end up being a stressful, unhealthy time, of overindulgence and overt emotions. It’s important, then, to remember to take care of yourself during this time; because self improvement doesn’t have to be selfish, here are 4 IDEAL ways to look reduce stress during the festive season.

EAT RIGHT

Another mince pie? Why not, I’ve only had seven today. When the snacks are always in, the fridge always stocked and the drinks cupboard fuller than usual, it can be hugely tempting over the Christmas season to throw caution to the wind and forget all self-control where our diets are concerned. But ask yourself if it’s really worth it. That post-Christmas slump, and the struggle to get back into the gym, can be really tough and counter-intuitive if you spend the whole of the month overdoing it. 

A little moderation goes a long way. Whilst we wouldn’t want to discourage enjoying all the delicious treats of the season, it’s sensible to at least bear portion size in mind during December, as well as making an effort to still eat plenty of fruit, vegetables and other nutritious elements. Should you feel that you’re missing out on the healthy stuff in the midst of all the Christmas canapes and finger food, there’s no harm in topping up your diet with multivitamin supplements.

EXERCISE

Routine seems to go down the toilet as soon as the Christmas tree goes up. The party season demands a huge amount of space on our calendar and conversely, that part of the day we usually dedicate to the gym gets squeezed out by more pressing concerns. But during a time of such overindulgence, it’s vital you keep up with your exercise regime, to keep the wolf from the door, your energy levels consistent and stress levels lower.

After a couple of months of gentle, predictable routine, the party season can throw us a little off-kilter. Consistently ranked as among the happiest cities in the UK, as well as the best place to be a student, Newcastle upon Tyne has so much to give. Whatever you’re interested in, the chances are that Newcastle has it – from the Baltic Art Centre to over 300 cafes and pubs, and over 92 parks and churches, as well as a beloved football team and famously warm welcome, it’s all here. It’s also an affordable place to both live and visit, with tenants on average spending just a quarter of their earnings on rent and many of the city’s attractions easily accessible. With that in mind, here are 5 IDEAL buildings for architecture buffs to visit in Newcastle.

THE TOFFEE FACTORY

Nowadays, the Toffee Factory is a quirky office building full of creative businesses, but can you guess what it started life as? The answer is fairly obscure, as it was, in fact, a cattle sanatorium. Perhaps not what you were expecting? 

Anyway, Maynard’s Ltd leased the building from 1906, and began producing all kinds of sweets, most famously Maynard’s Toffee, but also making:

  • Acid Drops — boiled sweets with a sharp taste
  • Black Bullets — peppermint flavoured boiled sweets 
  • Cloves — red and white striped candy 
  • Pear Drops — pink and yellow sweets with a pear and banana taste 
  • Humbugs — black and white striped sweets with a peppermint taste
  • Aniseed Balls — hard candy flavoured with aniseed oil for a strong taste 
  • Rock — hard candy sticks usually sold in coastal areas 

A fire in 1993 left the factory building severely damaged, and it was abandoned for many years up until its refurbishment in 2011. It is now an office space that houses many creative industries, from advertising to virtual reality and landscape architects. 

SALLYPORT TOWER

Erected between 1265-1307, the first purpose of Sallyport Tower was to defend Newcastle’s city walls. Though the top part was destroyed by a Scottish siege in 1644, it was restored in 1716 for its second use as a meeting place for the Shipwright’s and Carpenter’s Guild. 

The tower is often inadvertently overlooked by the people of Newcastle, despite it being a notably distinctive site. As such, when photographer Kevin Radcliffe acquired the ancient building in 2015, he dubbed it ‘The Secret Tower’ and transformed its space into a gallery and an area for photoshoots in-between event bookings, such as weddings. Now, The Sallyport Tower opens twice a year for public admission, as a part of the Heritage Open Days calendar, and on these days it’s well worth a visit.

THE ROYAL STATION HOTEL 

The Royal Station Hotel is, without doubt, one of the most iconic buildings in the region. The hotel has welcomed many famous guests, including Laurel and Hardy, Laurence Olivier, and Muhammad Ali. But perhaps the most famous hand to grace the doors of the hotel was that of Queen Victoria, who opened the premises in 1850. This standout building makes it one of the most striking hotels that Newcastle has to offer, and naturally, it has become a top wedding and events venue as well, with its ornate structures setting the perfect romantic scene. 

The site is a Grade I and Grade II listed building, yet it holds many modern facilities which would surprise anyone observing the traditional exterior. From an indoor swimming pool, fitness centre, sauna, hot tub, and free Wi-Fi facilities, The Royal Station Hotel is a must visit for anyone venturing up to the toon. 

BLACKFRIARS 

The Blackfriars site dates back to 1239, and the picturesque cottage style building was once the rectory of a friary. The building was home to the ‘black friars’ (hence the name) and built on land donated by three sisters. The building itself was funded by Sir Peter Scott, the first Mayor of Newcastle. 

The friars would tend to the gardens surrounding the priory, which helped to sustain the work of the nearby infirmary with the diverse array of thriving plant life. As well as providing shelter for the friars, the priory housed King Henry III as the town had no inn at the time for royalty. Payment for his stay came in the form of white cloth, which covered both his stay and the damage caused by his retinue. Interestingly, the gifted white cloth provided tunics for the friars, which were worn with traditional black cloaks. It is said that this outfit inspired the black and white football strip of Newcastle United. 

Following King Henry VIII’s decree that all monasteries be closed, the building sadly fell into disrepair. The priory lost everything, and the church was demolished. Only the non-religious buildings of the cloisters remain. The friary’s former refectory survived and is now used as an 80-seat restaurant, believed to be the oldest dining room in the UK.

JAMES’ PARK

Speaking of the famous black and white stripes of Newcastle United, you can’t visit the city without paying a visit to its famous stadium St. James’ Park. A huge stadium of more than 52’000 capacity, it’s known across the country as being a cauldron of noise, atmosphere and passion; the Geordies just love their footy.

That doesn’t mean it’s an inhospitable place to visit on matchday. Quite on the contrary in fact; they are loyal but welcoming bunch. And if you don’t fancy actually attending a match, you can take a tour of the iconic venue, with their Rooftop Tour granting unparalleled views of the city (and the pitch below!). 5 IDEAL PLACES TO TRY A SPACE CAKE IN AMSTERDAM

Coffee Solo seats around 15 people, and we’re huge fans of their comfortable booths. Since it’s small, intimate even, the staff are friendly and chatty and are never too busy to offer you tips. If you’re after a quiet place to get your legal high and like your space as well as your cakes, this is perhaps the best place in the city to come.

BLUEBIRD

Another one that is a little out of the way, Barney’s is an easy-going spot catering to both green fingered and red eyed locals and tourists. The walls are adorned with paintings and murals of exotc birds and everything is rendered in deep green hues, channeling a jungle-like vibe. They also have home-made Dutch pancakes, ideal for your munchie cravings. If you get that familiar hunger pang after your space cake, then a few stroopwafels (a traditional Dutch treat) are ideal.

BARNEY’S COFFEESHOP

A short walk from Centraal Station, Barney’s is an award winning coffee shop. Unlike a lot of the ‘weed cafes’ that channel the boho vibe, Barney’s is kitted how with fashionable designer decor, setting a more upmarket and sophisticated tone to your high. Their weed cake completely conceals the taste of marijuana (for better or for worse), and there’s actually a decent cup of Joe here, too. They also have a massive selection of award winning seeds for the horticulturist or the curious in you.

LA TERTULIA 

Established in 1983 and ideal for canalside chilling ever since, La Terulia is a gorgeous little coffee shop channeling the impressionist art of Van Gogh and the serenity of green (plants that is) in their Crystal Garden. As well as selling the good stuff, they have a large selection of bongs and papers available for the cann-oisseurs among us. The family run vibe gives everything an easy, gentle flow which will put you in the right frame of mind for kicking back and enjoying the vibes. Lovely stuff.

The SEA LIFE London Aquarium has over 350 species from marine ecosystems all over the world, such as sharks, octopus and tropical fish, including the clown fish, made famous by Finding Nemo. In fact, Harry Potter in London is an incredible experience for Harry Potter fans of all ages, including the parents! The studios are located at Warner Brothers’ London location – the closest station is Watford Junction – and contain some of the most famous sets from the movie franchise. Your family can immerse themselves in the world of wizard, wandering down Diagon Alley, stepping inside the Great Hall, visiting the Gryffindor common room, and more. The studios also have real props and costumes from the films, too, making it an immersive experience which will keep the whole family entertained all day.

LONDON TRANSPORT MUSEUM

Yep, children are perennially obsessed by anything with four (or more) wheels. Buses, trains, cars…if it lives on the road and it moves, your kid will be able to recite an incredible amount of facts about it. Encourage this obsession by taking the little ones to learn about the iconic London transport system at this fun and interactive museum. The museum has iconic vehicles from the city’s transport history, from a classic red London bus to the world’s first tube train, many of which can be ridden, or even driven (though it won’t actually be moving, of course). KIDZANIA

Kidzania is an indoor city run by kids (though it’s perhaps not as terrifying as that tagline sounds) with the goal of allowing youngsters to explore the adult world and test out what they may want to be when they grow up, in a free and non-judgmental way. Designed for children aged from four to 14, there are immersive activities which give young visitors the change to try out a range of careers from firefighters and pilots to dancers and magicians. If your kids are over eight years old, you can even check them in and leave them to it. They may even leave inspired; the dream, we think.

LONDON ZOO

Taking your children to the zoo is a timeless experience which never goes out of style. Well actually, it might, if the zoo in question follows questionable ethical practices. Fortunately, London Zoo’s responsible animal keeping credentials are faultless, with habitats huge and kept as close to natural as possible. Yep, London Zoo is one of the world’s oldest and most prestigious, playing an important role in education and conservation. 

More to the point, it’s a great family day out and has absolutely loads to keep the kids entertained. Introduce your children to over 750 different species of animals from all over the world and keep an eye out for special events throughout the day, such as penguin shows and feeding times. The National Maritime Museum has a wealth of interesting exhibits, and is especially great for little ones because of its interactive displays, including some designed especially for children, like the AHOY! children’s gallery for the under-sevens. Older children will love the All Hands exhibit where they can steer a ship. Adults, well, they’ll love the fact their kids are both educated and entertained, for free.

Power and utility companies have schemes, prioritising those at risk for reconnection in the event of a power cut. KEEP THINGS COSY

It’s also essential to de-risk an elderly relative’s house by reminding them of the importance of keeping warm. Many elderly folk who lived through harder times tend to be a little stubborn about having the heating high, but it’s vital for good health in old age to keep warm. Gently (or firmly, if that works better) remind elderly relatives that any room they’re spending time in should be heated to 21°C, and the rest of the house heated to at least 18°C. Make sure the requisite layers are being worn too, and if not, maybe a thick, cosy Christmas jumper could be in order.

You may well have read about the social care crisis. After a decade of public services going seriously downhill in the country, it’s not going to get any better unless we start speaking up. Write letters to your M.P, sign petitions and campaign for an end to this government’s risible treatment of those less fortunate in society, and most importantly, vote in the approaching election to stop this government carrying on like this. When a loved one is diagnosed with an illness, or you’re told that they might pass away, there are naturally a thousand competing thoughts running through your head. Spend Time Together

Do what you can, and don’t put too much pressure on yourself to hide what you’re going through. It’s okay for some of these visits to be emotional and for others to be practical, and for others to involve sitting down quietly in each other’s company and watching the game together. There are many different ways to express love, after all.

Don’t Forget To Take Care Of Yourself

This is an incredibly tough time for all involved, and it’s important that you don’t neglect your own wellbeing during this difficult period. Do your best to eat well, drink water, and sleep. Nothing can make this time easy, but you can make sure that your brain and body has all the nutrients and rest it needs to help you process your emotions and maintain adequate energy levels. Take a few days off work if you are able.

Reach Out To The People They Want To See

Get in touch with friends and family that your loved one might want to see (and who might want to see them). Of course, always check with your loved one about who they want to see before granting people access.

Think About How You’re Going To Tell The Children

Make it clear that you’re available if they have any questions, and try not to gloss over things too much because kids ask about the things that confuse them, and there might be situations where they ask at inappropriate times. It sounds so simple, and it should be, fly less; much less, and only out of necessity. Though it might be a terrifying prospect, to lessen your carbon footprint, it’s time to spend more time on terra firma.

SHE’S ELECTRIC

Whilst going completely car free is obviously the best thing you can do for the environment in terms of the road, if that’s simply unfeasible, then you should consider an electrically powered vehicle as your next wheels. You wouldn’t be alone. In a recent report, Next Green Car revealed that the number of new registrations of plug-in cars jumped from just 3,500 in 2013 to over 195,000 as of the end of January 2019. 

The amount of charging points for these cars is also growing. Just 8 years ago, the UK’s network of electric vehicle charging points was at just a few hundred units. But by June 2018, more than 5,800 charging locations, 9,800 charging devices and 16,700 connectors had been installed.

Of course, it will be many years yet until all vehicles on the roads of the UK are being run on alternative fuels — the latest vehicle data from the SMMT stated that the car registrations market share for January 2019 was 64.08 per cent petrol, 29.08 per cent diesel and 6.84 per cent alternative-fuel vehicles, for example — but it appears that things are at least moving in the right direction. You should be too. Preferably, on foot.

CARBON OFFSET & CARBON RETIRE

Carbon offsetting is something of a hot topic right now, and also, a bit of a contentious one. Experts are in near constant debate about where is best to actually donate your money, as well as how much carbon footprint a single journey actually leaves. What’s more troubling is the moves by big airline companies to earn money from additional tax by adding the option to carbon offset onto their ticket prices. Alternatively, you should consider carbon retirement, which works by purchasing EU carbon credits that would otherwise be bought up by corporations, and taking them out of circulation. This forces major polluters to reduce their emissions, rather than placing pressure on the little guy to shoulder the burden of responsibility. 

IMPROVE YOUR HOME’S INSULATION

Experts from a group of construction firms, the Green Building Council, stated in a recent report sent to parliament that 25 million existing homes will not currently meet the insulation standards being enforced in the mid-century and will need to be refurbished to the highest standards. According to calculations, these findings mean that the rate of refurbishment stood at a rate of 1.4 homes needing to be worked on every minute as of the beginning of 2017.

Of course, there are other advantages, to conducting this work. The Green Building Council’s head Julie Hirigoyen explains: “People will have warmer homes and lower bills; they will live longer, happier lives; we will be able to address climate change and carbon emissions.

The average house price in London comes to around £483,400, whereas in Liverpool the average price stands at £121,00 and £167,700 in Manchester. To put the affordability of northern property into perspective, it’s worth comparing what you could buy for the same price in the North compared to in London. In London, for instance, you could buy a two-bedroom apartment for £500,000, whilst in Liverpool, you could purchase a spacious six bedroom house with a garden for the same price.

That said, according to Oliver Jaques, an estate and lettings agents in Bermondsey, the south certainly shouldn’t be discounted, with Colchester and Leytonstone especially attractive places to invest in as they are forecasted to see high capital growth in the near future.

Speaking of capital growth (sometimes termed capital appreciation)… this and the different types of rental yields is something that all wannabe property investors should get their head around early on. So let’s get to it; capital growth is the value by which the property goes up over time whereas rental yield is the return on a property from a rental perspective.

Most property investors have long term ‘buy and hold’ strategies in mind, and for many, there are really only two property investment strategies – to buy a property and sell it on for profit, or buy a property and rent it out. There’s more to purchasing an investment property than the initial cost and potential rental payments. You need to factor in maintenance and what will happen if you enter a void period. To calculate the rental yield, take the yearly rental income and divide that by the purchase price plus costs. Then you take that figure and multiply it by 100 to get a percentage.

DON’T BUY SOMEWHERE FOR THE SAKE OF IT

A word of warning;  don’t just buy somewhere because it’s cheap and rush the process purely because you want to get on the property ladder. It goes without saying that good transport links, amenities nearby and low level crime rates are crucial considerations outside of the four walls of a place. Moreover, personal considerations should guide your choice of where you want to buy a house. Ask yourself how much money you want to make and how much time you want to put in. Is it a second home for weekends away and perhaps a little extra income via Airbnb? Will you do it up and sell it on? Or do you plan to rent it out on a more fixed basis?
