The UK housing market sits in a state of flux right now, with a cooling of demand and, subsequently, prices predicted for 2023. Whilst that levelling off is yet to materialise in real terms of affordability, might this year be a good time to tentatively place a foot on the property ladder?

Of course, even higher levels of scrutiny than usual are required when surveying a market that may start to get a little desperate as prices react to a tumultuous geopolitical landscape, and when looking at houses with a view to potentially buying them, there are some questions that you should always pose. These are those; our 10 IDEAL questions to ask when viewing a house.

Why Are You Moving?

Combined with ‘how long have you lived here?’, these enquiries will give a pretty good indication of the livability of the place, and if any underlying issues are obstructive to a simple, comfortable existence in the property. If they’re moving for work or upsizing for family, then you can keep those alarm bells on mute. Should they be packing up and moving on after a surprisingly short stint though, be wary.

How Long Has The Property Been On The Market?

In the modern, cut throat to-and-fro of the housing market, places don’t stay ‘for sale’ for long, and this looks to be especially true for 2023, with that predicted price drop we mentioned earlier seeing a reduction by as much as 15%. Anything longer than 6 months indicates an inflexibility on the seller’s part or the consistent emergence of structural or contractual issues. If you want to avoid headaches, stress and broken promises, bear this in mind.

What Is That Smell?

Using your nose as well as your eyes is key to unearthing a whole host of issues. Underlying odours could mean a lack of decent air circulation or more troubling structural issues.

The smell of sewage could well indicate blocked drains or worse. Moreover, exposure to even small amounts of sewer gas (hydrogen sulfide) which smells like rotten eggs can lead to hydrogen sulfide poisoning. Symptoms include nervousness, dizziness, nausea, headache, and drowsiness.

But that’s not all you should be priming your nose to sniff out. A musty, dank smell points the finger at damp which can superficially be hidden for the length of a viewing, but in time can cause real problems to both the building and your health. Indeed, damp and mould can cause respiratory problems, respiratory infections, allergies or asthma.

So, keep your nose primed as much as your eyes peeled; you wouldn’t want to have to call in sewage cleaning services or plumbers in the first few weeks of your new home’s ‘honeymoon period’, after all.

Do You Mind If I Turn This Thing On?

When viewing a property you should turn on taps to check the plumbing. You should flick light switches off and on to check electricity. You should plug stuff in to check a fully functioning plug socket system. Basically, any switch, plug, tap and so on, is fair game. Check everything.

What’s That Sound?

We’ve already talked about our eyes and nose, but keep your ear to the ground, too. If the boiler sounds like it’s growling or the pipes grumbling, there could be issues afoot that aren’t aesthetically obvious. Equally, ask yourself; can you hear the persistent roar of traffic, both road and air? Consider how this might affect your quality of life.

Is The Property Listed?

In short, a listed building is one deemed to be of architectural or historic interest. You can find the answer to this particular question here. If the property is listed, any additional works you wish to carry out are going to involve a lot of bureaucracy and likely be denied. So, whilst it may be appealing to live in a castle, for instance, you won’t be able to add a hot tub to the top of every turret.

What’s Included In The Sale?

Combine this question with ‘will you be taking this with you?’ for optimum results. There may be items in the house and garden which bring the whole house to life, but when you move in, they’ve gone with the owner. On the flip side, junk may be waiting for you when you move in if you don’t request for it to disappear with the previous occupants. Getting rid of stuff is notoriously hard, so keep this in mind.

Who/How Are The Neighbours?

Because everybody needs good ones, right?

An obvious one, but a dealbreaker which in many cases won’t be apparent until after the deal is made. Noisy, antisocial folk nextdoor, above or below can ruin an otherwise dream property, so make the necessary enquiries and if you’re confident enough, heaven forbid, go round and introduce yourself! Considering the other side of the coin, neighbours who you get along with can enrichen your life. So just find out.

Can I Get My Compass Out?

You’ve moved in. The champagne is on ice. You’ve got the glasses polished and friends round. You step into the garden to make that first, sun-soaked toast but you’re shrouded in shade and disappointment. Checking which way the house faces (technically, this means the front door) will help determine how many rays you’ll be receiving. This doesn’t only apply to the garden, but the flow of natural light into the house, too.

How Much Are The Bills?

A good indication of the function of the central heating and waterflow, as well as the internet and electricity, this one, and a more pertinent enquiry than ever due to the recent spike in energy prices. Relatively large bills (when compared to places of a similar size) should serve as a warning that the house you’re considering buying is left wanting in terms of energy efficiency. Council tax is also highly variable and can differ even from street to street, so check this, too.

The Bottom Line

Ideal For Playful, Peripatetic Bao Buns: Baby Bao, Brighton

Bao buns have proliferated Britain perhaps more than any other street food staple in recent years. It should come as no surprise, then, that Brighton has a dedicated bao restaurant, Baby Bao. What may be a surprise, though, is that it’s housed in a Gloucester Road pub, The Pond, meaning you can enjoy some perfectly poured pints with your light as-you-like bao.

Purists, look away now. Though the menu is a nominally Tawainese affair, the menu does a fair amount of globe-trotting. So, that’s buns brimming with Mongolian chicken and topped off with atachara (Fillpino pickles) and a sweet and sour Mongolian sauce for good measure.

Or, a bao with an Indonesian inflection; fire cracker beef shin beds down with green chilli sambal slaw and a sriracha mayo in the signature pillowy buns, leading to a spicy, sticky mess.

Where the restaurant excels, though, is in its most simple, signature dish. The pork belly and hoisin bao is a textural delight; rich, fatty and unctuous in all the right places. Yep, squeezing this one between thumb and forefinger is as pleasurable as it sounds. Eating it, even more so…

Vegetarians are more than well catered for, too, with as many meat-free baos as ones aimed at carnivores. The menu even goes meatless on Monday’s. Our favourite veggie bun here has got to be the panko squash bao with a zingy, refreshing pineapple pickle. That, or a Korean inspired mushroom bulgogi bao which is packed full of flavour from a perfectly balanced sweet and sticky sauce and miso mayo. Don’t make us choose!

Just order both.

The sharing section of the menu heads off to South Korea for a spicy sojourn. The Korean fried chicken thigh slathered in a piquant mango chilli dressing is an obligatory order if ever there was one, and we’re also huge fans of their rich and unctuous Gochujang mac and cheese bites. Oh, and the pickle section of the menu is on point, as it should be.

The menu also pays lip service to the seasons and the baos frequently get a rethink or refinement. On a previous visit, a Thai coconut chicken shared a bun with strands of papaya in a som tam salad-style dressing, all topped with some satay sauce. It was playful, delightful and we hope to see it on the menu again soon 🤞🤞🤞.

Basically, you’ll want to order everything here. Luckily, The Pond is a the type of place you’ll find yourself coming back to time and time again, so you don’t have to order every dish at once. That said, we wouldn’t blame you if you did.

Class. It’s a definition which differs from domestic place to space and dweller to dweller. Some respond best to the showy; a wine rack filled with bottles impossible to pronounce and more impossible to afford, a telly so big you could take shelter beneath it, commissioned portraits of canine companions looming over the living room and gold leaf encrusted ceilings. For others, it’s all subtlety, sophistication and good taste.

Paint It Darker

Perhaps one of the easiest ways to add a touch of class to any room is to change the colour of the walls. And by change we mean taking them a few shades darker; perhaps not quite ‘paint it black’ but somewhere close to that. Ideal For The Best Street Level Seafood In Bangkok’s Chinatown: T&K Seafood

Chinatown is back, baby! 

Not that it ever went away, of course, but there’s a buzz and boisterousness to Yarowat that we haven’t seen for years, with pandemic restrictions loosened and a shiny new MRT stop – Wat Mangkon – just a stone’s throw from Bangkok’s most famous thoroughfare.

While there are dozens of spots serving up stuff from the ocean here, for atmosphere, affordability and freshness of the product itself, T&K has to be our favourite place for seafood in Bangkok’s Chinatown. 

You’ll spot (or smell) T&K Seafood from a mile off, with throngs of farang and locals alike waiting for their number to be called, and the smell of blood cockles grilling on the charcoal luring you in.

If you’re still struggling to find it, just look for the staff’s lime green uniforms as they ferry plates of steamed crab, grilled prawns, deep-fried fish and accompanying dipping sauces – so many dipping sauces! – from kitchen to kerbside.

Alongside the obligatory grilled prawns and blood cockles, big hitters include clams in a sweet, richly roasted chilli sauce with Thai basil (hoi laai pat nahm prik pao) and squid coated in a velvety salted duck egg yolk emulsion (bplaa meuk phat khai khem). Both are popular in Thai-Chinese seafood restaurants in Bangkok, and the versions at T&K seafood are exemplary. 

Another must order from here is stuffed crab shells, coming accompanied by a piquant ajat dipping sauce. For those who prefer their shellfish free from exhaust fumes, there’s a tightly packed, usually-full air-conditioned dining room. Do be warned that you’ll likely wait some time for a seat in there.

Anyway, wash it all down with a cold beer and you’re in for a cheap and cheerful night you won’t forget. Unless, of course, you have too many of those cold ones…

5 Tips For Maximising The Space & Sociability Of Your L-Shaped Kitchen

Ideal for those wanting to combine fashionable design and high functionality at home.

The description ‘L-shaped kitchen’ is actually somewhat deceptive. Really, this term can incorporate two distinct designs; either a kitchen that is shaped like the capital letter L or a kitchen layout formed by counter-tops along two walls that meet in a corner, creating an L-shape. 

Phew, glad we cleared that up. Though this design is suggestive of improved floor space, in the wrong hands the layout of an L-shaped kitchen can sometimes feel a little cramped. What’s more, such a plan can leave the host or cook with their back to the room; not ideal for hosting and socialising, we think. 

That said, with deftness and dexterity, this type of layout can be sophisticated and possessing of a succinct, savvy workflow. With that in mind, here are 5 tips for maximising the space and sociability of your L-shaped kitchen.

Storage Solutions

In L shape kitchen layouts, utilising the space that is available beneath counter-tops is essential. If your kitchen’s dimensions cannot accommodate an island (more of that later, by the way), one wall of your L-shaped room should house tall cabinets to maximise space effectively. 

By installing cupboards, shelving and cabinetry reaching to the ceiling above the shorter side of the room’s L-shape, you can enjoy both improved kitchen storage solutions and free up treasured real estate on the longer side’s countertop. 

It’s all about creating the illusion of extra space, here. If you want to make your kitchen appear larger than it is, in addition to those counter to ceiling cupboards you’ve used, consider introducing some open-plan shelving.

This works in two ways, firstly giving you the chance to show off some of your more attractive crockery and ultra-modern kitchen gadgets, but also making the functionality of an L-shaped kitchen vastly more efficient. No more reaching to the back of dusty cupboard for a jar of turmeric that may or may not be there, right?

As you most likely know, this triangle is formed by your three primary kitchen elements: the range/oven, sink and fridge. Though we’ve been speaking about the L up to now, we love a bit of disruptive energy. So, consider creating more space in your kitchen by deploying a broken L-form kitchen interior, where the L-shaped layout is separated. 

This is done by using the long leg of the L to house the sink and range with its cooktop. Across the room and along the wall, a very small piece of the shorter leg may end with the fridge. Are you still following? Good. Along a third wall nearby, the remainder of the shorter leg of the L offers extra counter space. This works by negating the necessity for further floor space dedicated to freestanding fridges and the space-sapping range.

Consider Flow & Functionality

A cluttered kitchen is an impediment to flow and functionality, make no mistake. Indeed, an easy, breezy kitchen workflow is essential to making the whole space more enjoyable to work in. And when the cook or host is enjoying themselves, then the kitchen becomes a very welcoming place to spend time.

As such, you should place great emphasis on the flow of your L-shaped kitchen. Considering countertop space might be less generous here, items should be stored neatly and everything should have a place, leaving the countertop free for prep. In doing so, keeping things clean will be much easier, too. 

Finally, in the spirit of a professional kitchen, consider the positioning of everything in terms of economy of movement; is the seasoning directly next to the hob, the obvious place for your chopping board on the other side of that hob, and the bin close to the sink and easily?

A word of caution; don’t sacrifice all of your kitchen’s personality in the name of decluttering. Some of the most beautiful, soulful kitchens in the world have some travel trinkets and esoteric spices on view, a representation of the owner’s life and the best functional art you could imagine. Channel a little of that energy whilst keeping things streamlined for best results.

The Ideal Place For Khao Soi In Bangkok: Ong Tong Khao Soi, Ari

For those who haven’t had the pleasure of slurping down a bowl of the Northern Thailand’s most famous dish (those is white shirts; be careful of the turmeric), Khao Soi is a rich, deep, yet surprisingly mild coconut curry broth that is one of life’s great crowd-pleasers, pure and simple.

Made with a heady dry spice mix, tender braised meat, and noodles, both fresh and deep-fried, it’s a bowl of contrasting texture and give, of sweet and spicy, assertive but comforting. The ubiquitous accompaniments of pickled mustard greens, chilli oil and sliced shallots seal the deal, as if we needed any more convincing.

There’s not many places in Bangkok whose khao soi stands up to a Chiang Mai version. But Ong Tong Khao Soi established their name first in Thailand’s second city before bringing their superb Lanna food to the capital. Some Simple Exercise Ideas To Help Keep Elderly Loved Ones Moving

Exercise is defined as any type of activity that you do which increases your heart rate and involves the movement of your limbs. Unfortunately, as you get older, especially past 65 years old, most adults tend to become sedentary because of various health reasons. However, the best way to deal with this common problem is to remain active. 

Whilst the temptation is often strong for an elderly loved one to hunker down in their favourite chair and enjoy some much needed rest, it is also important for them to keep active. Seniors should try to get a minimum of 150 minutes per week of exercise, according to the NHS. However, this doesn’t mean high-impact exercise like sprinting, wrestling, or rowing! 

Instead, in your golden years, you shouldn’t do difficult exercises that are painful; this may risk an incapacitating injury. You should only do exercises that you’re comfortable doing; any exercise program should meet your GP’s approval, for sure.

Balance, Stretching & Flexibility Exercises

One great way to start moving is to do balancing and stretching exercises. These exercises can be done just about anywhere and you don’t need any equipment to start. 

When you do stretching exercises regularly, they help to improve your overall mobility as well as prevent future injuries. It can even help if you have aches and pains since they help to loosen muscles. 

A chest stretch is done by moving your hands in a position where they are parallel to the ground. Then, you can move them slowly in various directions. In order to stretch your neck, you will have to stand and then move your head in varying positions; from one side to the next, upwards then downwards, for instance. You should feel a stretching sensation while doing this before your head goes back to a neutral position.

  • Upper Body Twists

In order to do upper body twists, you will need to keep your lower body in one place while twisting your upper body from one side to the next. When you do this exercise, it will help to develop your core strength, helping you lead a more comfortable life. Make sure that you don’t feel any pain while doing this exercise and be careful to avoid twisting too far. 

  • Arm Raises

Sit in an upright position and keep your core engaged. Then, put up your arms so that they are in a parallel position to the floor, then lower them. You can then repeat this exercise as many times as you wish. If you want to make it more challenging, you can hold weights or any other object such as two cans of beans, etc.

The Ideal Place For Italian Comfort Food In Bangkok: Il Bolognese

Sometimes when you’re in Bangkok, the need for comfort food strikes. Comfort food is subjective, of course, but for us, it’s often Italian food; warm and hearty, with lots of carbohydrates (hello pizza and pasta, or as we like to call them, mood food).

Indeed, whether it’s a deep ragu that’s been simmered on the stove for hours, a blistered pizza just out of the oven, or a even creamy and dreamy classic tiramisu, the Italians have comfort food down to an artform.

If you’re in the mood for homely Italian food when you’re in the city, look no further than Il Bolognese. This trattoria has been a stalwart of the Bangkok dining scene for over a decade, knocking out Italian comfort food, top-notch pizza, pasta, risotto and the rest, and pouring very drinkable claret to the weary masses, all in an elegant dining room that feels like a film set, so faithfully furnished it is.

Contrary to what you might think, the menu at Il Bolognese isn’t particularly focused on the food of Bologna, but it does have a hearty, healthy Northern Italian accent, and it’s these dishes on which you should lean. The ossobucco alla Milanese is particularly luxurious whilst the porcini-stuffed ravioli – generously lathered in a brooding truffle sauce – is a decadent affair, indeed. Sure, you may need to be carried out afterwards (or, more likely, slung on the back of a Honda Wave), but it will all be worth it.

The selection of pasta’s here reaches around the regions of Italy. We adore Il Bolognese’s version of linguine alle Vongole, originally from Campania. This clam pasta’s simple majesty gets us every time; briny bivalves, freshly cooked, the crisp acidity of white wine, a touch of chilli and garlic heat, and a slippery emulsified sauce of clam juice clinging to strands of linguine. Our mouths our watering as we write.

On our last visit, we were particularly enamoured with the restaurant’s take on the classic Roman pasta Amatriciana; where a pasta of your choice gets smothered in a lightly spiced tomato sauce with cubes of rich guanciale and tangy Pecorino Romano. Although we have yet to try it, the cappellini al granchio intero (angel hair with whole crab garlic-chilly-oil sauce) comes highly recommended.

The pizzas here are great, too. Indeed, you may well forget you’re in Bangkok during your leisurely lunch here, with the Partenopea pizza (essentially, a margherita) a relative steal at under 400 baht. Whether or not you actually want to forget you’re in one of the world’s most exciting cities is another matter. 

A final word on the beer. The Peroni on draft here pulls off a trick rarely found in the kegs and beer taps of Bangkok; it’s neither flat nor is it eggy, instead being properly effervescent. And that’s reason alone to visit, we think.

The Ideal Way To Sightsee In Lisbon: Take The Tram 28, A Tuk Tuk Or A River Cruise

The Lisbon streets are certainly iconic; narrow, winding, slippery as hell and steeper still. One of the best ways to get around, then, is on a tram.

The Tram 28 represents Lisbon’s best sightseeing tour and favourite mode of transport, all rolled into one. A 24 hour ticket for around €6 (cheaper to buy in advance at Metro stations, rather than onboard, incidentally) will allow you access to all public transport in the city, and is the best option for a hop-on, hop-off kinda day riding the 28. Lovely stuff, and a great way to see the capital city’s sights.

Lisbon’s narrow lanes and steep hills can be tiring to traipse on foot – enter the tuk tuk. Taking a tuk tuk tour is a fun, exciting and exhilarating way to get to know the city. Some companies offering tuk tuk tours include ,Eco Tuk Tours, Local Tuk Tuk, Tuk Tuk Tejo.

Alternatively (or additionally!), to see the city at its most sparkling, you could take a Lisbon river cruise along the famous Tagus, which is another wonderful way to take in the various sights of the city from a unique vantage point.

Starting in Lisbon’s Praça do Comércio, one of Europe’s most beautiful squares (more of that in a minute), the cruise passes under Lisbon’s Ponte suspension bridge, which is the 46th longest of its kind in the world, measuring over 17km in length, before cruising by the architectural wonder of the city’s Museum of Art, Architecture and Technology.

The museum (known as MAAT) ”proposes a new relationship between the river and the visitor through a building whose simultaneous power and sensitivity explores the convergence of contemporary art, architecture, and technology”, according the Arch Daily.

After that, you’ll pass Belem Lighthouse and Tower, and the statue of Christ, modelled on Rio’s famous icon, before returning to central Lisbon. What an adventure!

The Ideal Spot To Enjoy Lisbon’s Nightlife: Pink Street

Lisbon has an open minded, boisterous nightlife which goes down, up and around for 24 hours a day, 7 days a week. Whether you’re a party animal or prefer something more sedate, there’s something for you here.

Most visitors head first to the lively, perennially popular Pink Street (just round the corner from the Time Out Market) which has several restaurants, bars and clubs. Make Sol E Pesca your first port of call, for a few snacks of conserva – tinned sardines, horse mackerel or octopus (to name but a few) on bread – paired with a beer and a spot of people watching.

Pensao Amor is perhaps even more beloved, full of both locals and visitors alike, with its colourful decor and reliably noisy atmosphere. If you want to don your dancing shoes after that, then Europa is guaranteed to get you sweaty.

If you’re after live music head to Pink Wine Point. However, if you’re up for something a little different, Lisbon also boasts one of the world’s best casinos, just a half hour bus ride on the 728 away from Pink Street in the city’s glamorous theatre district. Opened in 2006, it’s the 9th largest casino in the world and the continent’s biggest.

The Ideal Place For Pastel De Nata In Lisbon: Pastéis De Belém

Ask anyone what to eat in Lisbon, Portugal, and they’ll likely tell you pastel de nata. Indeed, the famous Portuguese custard tart – puff pastry, egg, milk and sugar, with a touch of cinnamon spice – is perhaps the country’s biggest culinary export. But forget those claggy ones you’ve had off some subpar place on the British high street. The real deal is a different beast entirely.

It’s worth making the journey to Belem, a 45 minute tram trip, to sample the goods served at Pastéis De Belém; they began making the tart in 1837 according to a secret, ancient recipe from the Mosteiro dos Jerónimos, and lay claim (‘arguably’…don’t @us) to being the first commercial operation to do so.

But custard tarts aren’t the only reason to visit Belem; it’s simply a gorgeous, laid back escape from the hustle and bustle of Lisbon proper. The historic Torre De Belem sits right on the water, at the entrance to the city, and is a stunning structure. Expect lengthy queues accordingly.

If you don’t have the time for that jaunt west in search of sweet treat heaven, then Manteigaria, a custard tart factory with a stall in the Mercado da Ribeira, serves up some of the best custard tarts in town. Their second joint – the original – is on the corner of Largo de Camoes.

Restaurant Review: Cervejaria Ramiro, Lisbon

The ideal, quintessential Lisbon seafood experience…

If you’re wondering where to eat the best seafood in Lisbon, Ramiro is the one. This is where locals and visitors alike head in their droves – expect queues with a capital Q – to eat the finest seafood of the region in the organised chaos of the city’s most famous cervejaria. And while the name suggests beer is the headlining act, it’s stuff from the sea which gets top billing.

If you’re looking for a quiet meal, then head elsewhere. Here the atmosphere is cheerful, the service boisterous and the restaurant, whose walls are covered in beautiful tiles that depict underwater life, bright. You’ll need the lights on to be able to wield one of those wooden crab mallets, after all.

It’s one of those radical places where you’ll likely break bread with the stranger next to you – the clams in garlic are too good not to share. The enormous tiger prawns are definitely worth ordering too, but the absolute standout is the scarlet prawns, each with enough head juice to fill a coffee mug. Though that sounds like an agreeable drink, it’s even better mopped up with a mountain of buttered, toasted bread rolls, which come gratis with everything.

Wash it all down with a bottle of Portugal’s famous vinho verde and finish with a steak sandwich for dessert, because, well, everyone does. And this is one situation when we’re more than happy to swim with the shoal rather than against the tide.  

If you really don’t have room for anymore food, their vodka-spiked lemon sorbet provides a light and refreshing end to what will most likely be one of the best meals of your life.

Ideal For Som Tam & Seafood In Bangkok’s Hippest Neighbourhood: Lay Lao, Ari

When speaking of the perfect, quick Thai lunch, the ‘holy trinity’ is often mentioned; sticky rice, grilled chicken, and of course, som tam (pounded papaya salad). Lay Lao, just a two minute walk from Ari skytrain, does all three perfectly. That Ari lunchtime crowd certainly agree. 

The restaurants owner hails from the coastal region of Hua Hin but serves up north-eastern style dishes. Being a restaurant with links to the seafood mecca of Hua Hin, many of the som tam salads have a pleasing shellfish bent; there’s a black crab, dried clam and squid version which notches high on both the saline and satisfying levels. This is a place that harmoniously blends the distinct flavours of Isan with Hua-Hin and Petchaburi’s wealth of seafood.

Should the intriguing Southeast Asian fruit santol be in season, be sure to order a salad (som kratorn) using it; their signature dish and one which sells out quickly. Their grilled pork neck (mu yang) and squid stuffed with squid roe (pla muek yang) are both excellent, too.

The restaurant sources prime cuts of beef from Kasetsart University’s Beef Cooperative, meaning you can rely on the quality and flavour of their beef dishes.
